MODULE 1 - AGENCY AND TENANT RELATIONS - Requirements 12 hours:
(40% - 5 hours) Agency relationship between property owner and property manager.
(40% - 5 hours) Landlord Tenant Act, Anti-Discrimination statutes (federal and state), and the Fair Credit Reporting Act.
(20% - 2 hours) Tenant Relations, including maintenance

MODULE 2 - RECORD KEEPING - Agency Requirements 12 hours:
(45% - 5.25 hours) Operating reports, budgets, income tax records and insurance.
(45% - 5.25 hours) Oregon real estate license law and administrative rules as applied to agreements (owner and tenant), ledgers (owner and tenant), cash receipts, check registers, computerized records, terminations and transfers.
(10% - 1.5 hours) Oregon real estate license law and administrative rules as applied to other financial practices., especially OAR 863-10-220 863-025-0030, Security Deposits and 863-025-0065, Deposits.

MODULE 3 - TRUST ACCOUNTING
- Agency Requirements 12 hours:
(75% - 9 hours) Clients' trust accounts, including use of interest bearing accounts, and reconciliation of accounts
(25% - 3 hours) Oregon real estate license law and administrative rules as applied to clients' trust accounting.
